Data-centre master plan

Choose a European market, design the site and screen the investment case in one plan: grid rules, stated waits, planning decisions and climate for 17 markets, then the design, cost plan, programme, operating plan, returns and the report an investor reads. Free.

Method

The market and the brief set the IT load and rack density. The design sizes the building, power and cooling around them; the cost plan, programme and operating plan follow from the design; the investment case reads all three. Customers' IT is outside the scope.

  • Design. Space, grid connection, generators, UPS and cooling from IT load, density and the redundancy of the operational class; annual PUE from the city's hourly climate.
  • Cost and programme. Construction cost shaped element by element for this design, at 2025 prices, plus land and the grid connection. The latest of construction, equipment and the grid sets the first hall's date. An order-of-magnitude estimate (AACE Class 5).
  • Investment case. Year by year from construction to the exit, in nominal euros, before tax: revenue from the customer mix, running costs, lifecycle reserve and capex, with an exit on a cap rate or an EBITDA multiple. Debt, when switched on, is indicative.
