Our European pipeline tracker follows 4 data-centre projects of 5 MW or more that SEGRO develops or co-develops, in 2 countries; 2 are permitted or already being built. The largest share is in France, with 2 projects.

50% are permitted or being built, against 43% across the whole tracker, so the pipeline is further along than the European average. The milestones we hold run from Apr 2025 to Jul 2026.

What the capacity figures measure

  • Facility, campus or unstated basis1
  • Grid connection1
  • No capacity published2

Too few of these projects publish a capacity to show size bands. Capacities are counted, never added together.

Method

The pipeline covers data-centre projects of 5 MW or more, or with no capacity published, that are announced, in planning, permitted or under construction and not yet fully operating. It is not a list of operating facilities, and it holds the projects we have found and checked, not every project a company has.

  • We count the projects SEGRO develops or co-develops; a joint venture counts once for each partner. Tenancies, land ownership, construction contracts and financing are not counted.
  • Markets follow the tracker: a metro market includes the region around the city, and a national market covers the rest of the country.
  • Stated capacities use different bases, so projects are counted by basis and in size bands and the figures are never added together.
  • ScienceShot is independent of SEGRO. The figures come from public filings and announcements, not from the company.
  • This page shows aggregates. The pipeline tracker and the market pages hold the wider picture.
